In addition to mechanical and electrical asset inspections, thermal imaging can also be used to detect and evaluate the following:
- Flat-roof leaks and other building-shell moisture intrusions
- Pest infestation in building cavities
- Missing weatherization measures
• COMMERCIAL PROPERTY ENERGY AUDIT
Another service we offer to commercial building owners is a Commercial Property Energy Audit. During the audit, we will assess your building-shell thermal performance using modern tools. Thermal imaging will be used to detect missing insulation in your walls and roof. If the internal volume of your building is within limits, we will use a blower door to find the source or sources of unwanted infiltration. We also perform an ASHRAE Manual J compliant heat loss/gain calculation on your structure to help with overall evaluations.
HVAC - Bestech Energy Systems will inspect your HVAC equipment and its distribution network for proper operation and the integrity of its visible connections. These inspections will include:
- Test and record heating and cooling (when appropriate) systems for proper energy input and temperature output on major components of HVAC system
- Test HVAC controls for proper operation
- Inspect distribution system (ductwork, piping and HXs) for leaks and proper insulation
- Evaluate combustion efficiency of major heating equipment (furnace or boiler) and make adjustments to air/fuel ratio to achieve highest efficiency
- Evaluate cooling system for proper refrigerant charge and efficient operation
- Check for refrigerant leaks and advise you if and where leaks are found

Lighting - Lighting can account for 30-70 percent of the total energy expenditures in commercial buildings is. This consumption depends on what the lighting is used for, types of fixtures in use and usage patterns. We will inspect and record your existing fixtures and evaluate the lighting needs according to the Illuminating Engineering Society standards. A properly designed lamp-and-fixture combination strategy should decrease electrical usage, while having the proper color rendering and footcandles per given task.
Depending on the type of business that you operate, a change in lighting can have other benefits, such as:
- Increased employee productivity
- A more favorable perception of your products by your customers
If your business uses a considerable amount of electricity for a process, such as running air compressors or refrigeration equipment, Bestech Energy Systems will check the piping for leaks and motors for rated-operation efficiency. We can then make recommendations for efficiency upgrades which may save you money on operating expenses.
• OTHER SERVICES
In addition to the two testing and evaluation services described above, Bestech Energy Systems offers additional specialized services related to reducing your monthly energy costs. Both of these services are applicable after a Commercial Property Energy Audit has been completed, allowing us to make specific recommendations based on specifics we find in your property.
Power Conditioning - If your average monthly electric bill is more than $7,500 and you already utilize newer, energy-efficient electric equipment and lighting, then Power Conditioning may benefit your business. All electric devices and wiring experience some increase in resistance caused by proximity, eddy current effect and other influences. Power Conditioning corrects inefficiencies through a variety of means to reduce energy consumption. Bestech Energy Systems has strategic alliances with a local service provider that offers engineered solutions with guaranteed results.
Solar Energy - For business operations that use a large volume of hot water, Bestech Energy Systems offers solar water-heating systems that can cut water-heating bills significantly. Use of solar panels, to create solar heating is efficient and effective as a method to reduce heating bills. Depending on application and usage patterns, a solar-powered water-heating system can reduce your heating costs between 55-70 percent on a year-round basis. Types of business that typically benefit most from solar water-heating systems include:
- Hotels
- Restaurants
- In-patient medical facilities
- Health clubs
- Laundromats
- Car washes
Couple the energy savings with generous tax incentives, a greener footprint and a 20-plus year life expectancy, and solar water-heating becomes a win-win situation for both your business and the environment.
Since the needs of our Commercial customers are going to vary greatly (depending on the type of business) and commercial-building sizes vary more than the residential market … a quote for commercial services will be made on a case-by-case basis.
